Perched high in the beautiful wooded valley of the Tay, sits one of Scotland’s most unique hotels:

Situated in the most spectacular Perthshire countryside, the Kinnaird Estate comprises the original Edwardian mansion, now an exquisite country house hotel, two luxuriously furnished courtyard cottages and six charming and individually-styled cottages, located at secluded spots around the Estate.
One of the pleasures of a visit to Kinnaird is the comfort and elegance that the owner Constance Ward and her superb staff have created to welcome every guest. Mrs Ward has managed to hold on to the spirit of what Kinnaird was originally bought and used for - a genuine family home, not forgetting the fashionable country house parties. Being a hotel serves only to make this endearing experience more accessible, rather than just for the fortunate few of yesteryear.
The house itself has been furnished almost entirely with fine and rare pieces of antique furniture, china and pictures. Every room in the house retains the feel of the past through the decoration, the furnishings, the fabrics, all entwined together to create the depth of warmth, comfort and charm which make Kinnaird the prefect place to relax and be pampered. Beautiful pictures and family mementoes are scattered throughout the house, and log fires blaze in all the public rooms, which allows the house to retain its atmosphere of old. Prominent among Kinnaird’s many shared areas is the panelled Cedar Room, where guests can relax before and after meals in the deep-cushioned armchairs and sofas. The Morning Room and Study are both now used as comfortable private sitting rooms, for those guests wishing to find a little more peace and quiet within Kinnairds walls. The Study also serves well for smaller, private dinner parties. And there is also a stylish Billiards room.
Room amenities / Mainhouse : There are eight spacious guest bedrooms and the Kinnaird Suite, each one stylishly decorated and designed in its own distinctive way, featuring a gas log fire as well as its own luxuriously appointed bathroom, in the traditional style of the house. Each room incorporates modern conveniences, yet each retains the cosy atmosphere that is conveyed throughout the house.
Courtyard Cottages : When Kinnaird was a private house this courtyard area was the original stable block. It now houses Jock Scott (click for pictures) and Keepers Cottages (click for pictures) with Mrs Ward developing a final courtyard cottage at present. Both cottages offer exceptionally comfortable accommodation for either two or four persons, guests are able to enjoy the facilities of the main house whilst only a two minute stroll away.
Cottages : For guests wishing the freedom of a self-catering holiday, there are six beautifully decorated traditional cottages on Kinnaird Estate. These range in size from two to four bedrooms and offer visitors the privacy and seclusion of their own four walls, coupled with all the advantages the estate offers, including tennis, bowling, croquet, bird-watching, hiking, fishing and shooting. Each cottage is beautifully furnished and offers many thoughful extras such as a barbecue, outdoor furniture, payphone, fridge freezers, microwave, washing machine, dryer and electric heating. Dining : The Restaurant and Private Dining Room are both exquisitely decorated; the hand-painted Italian frescoes in the restaurant being a rare sight to behold, and both rooms offer guests magnificent views over the Tay Valley and the lush hotel gardens. The Chef draws on his experience to create imaginative and beautifully presented seasonal menus, using the finest of local produce whenever possible. The large well-stocked wine cellar and an extensive selection of apéritifs and traditional malt whiskies complement the delicious food. Kinnaird also produces a selection of home made preserves and will soon have its own bee hives producing fine heather honey.
Sports and Wellness : Simply relax in the matures gardens, by the gazebo, stroll amongst the trees and wild flowers, find sanctuary in the walled garden or saunter down to the river for a peaceful afternoon. Active-minded guests can cast for trout or salmon on the Tay or on one of the three lochs on the Estate, knock a ball about on the all-weather tennis court, discover the traditional excitement of the croquet and bowling lawns, walk for miles through the majestic surrounding countryside, play golf nearby, shoot clay pigeons, go horseback riding; the activity list goes on and on ...
